Join a leading construction company in North West London as a Project Coordinator, managing award-winning residential projects in the heart of London. This is a brilliant opportunity for an experienced Architect that enjoys project management and on-site coordination to take the lead working with some of the most renowned architects in the industry. Position Overview:
As a Project Coordinator, you will play a pivotal role in managing 2-3 high-end residential projects simultaneously, with values ranging from £3m to £12m. Your responsibilities will include ensuring seamless coordination between various stakeholders with the role consisting of 50% on-site and 50% in the office. This position offers an exciting opportunity for individuals with a strong architectural background to delve into the construction industry while utilising their core skills. Responsibilities:
Estimation and Tender Preparation: Create detailed estimates for a diverse range of projects, as well as prepare comprehensive tender documentation to support project bidding processes.
Contract Administration: Prepare and review contract documents, variations, and extension of time requests.
Supplier and Subcontractor Coordination: Liaise with suppliers and subcontractors, preparing enquiries and contract documents, and ensuring seamless coordination between all parties involved in project delivery.
In-House Joinery Workshop Collaboration: Collaborate with in-house joinery workshop and subcontractors for bespoke elements, upholding the company's commitment to precision in detail and first-class quality.
Project Management: Oversee the delivery of multiple projects concurrently, maintaining daily communication with clients, architects, site managers, and logistics teams to ensure project milestones are met.
Meeting Attendance: Attend tender meetings, design meetings, and site meetings throughout all project phases, actively contributing to discussions and providing valuable insights.
Regulatory Compliance: Act as a point of contact for neighbors and local authorities. Ensure compliance with regulations and address community concerns.
Project Programming and Scheduling: Develop and maintain project timeline programs, ensuring key milestone dates are achieved for both supply and installation activities.
Timeline Management: Monitor project timelines and milestones and proactively identify potential delays and implement strategies to mitigate risks.
Budget Management: Manage project budgets and conduct cost planning and evaluations.
Procurement: Handle procurement activities, including sourcing suppliers and negotiating prices. Place orders for materials and services required for project completion.
Technical Understanding: Demonstrate an understanding of project drawings and specifications, assisting in the compilation of bill of quantities (BOQ) required from suppliers based on project requirements.
Quality Control: Verify BOQs to ensure accurate ordering and shipment of goods, while also managing the submission of job-related documentation such as health and safety compliance, drawings, and inspection and test plans.
Requirements:
Proven 3+ years’ post part 3 experience in architecture across RIBA Stages 2-6 on high-end residential projects in the UK
Previous on-site and contract-administration experience, working with traditional contractors
Strong communcation skills, confidently interacting across multidisciplinary teams
Proficiency in managing multiple project deadlines
Savvy in work programming and scheduling
Organised with impeccable administrative capabilities
Problem-solving aptitude, with excellent attention to detail and interest in bespoke, modern architecture
Proficient in MS Office including excel and project management software
